Muwema & Co Advocates, a prominent law firm in Kampala, has accused Downtown Investments Ltd of carrying out an illegal eviction from its Kololo offices despite an ongoing appeal in court. The firm is managed by Fred Muwema..
In a press release issued today, the firm said its lawyers and staff were forcefully removed from their premises at Plot 50 Windsor Crescent in Kololo by officials from Downtown Investments, accompanied by police officers.
It said the incident happened at about 8 am.
“This morning on the 6th day of March 2026 at about 0800hrs, officers of Downtown Investments Ltd flanked with a band of policemen from Kira Road Police Station and unknown men descended on our offices situated at Plot 50 Windsor Crescent, Kololo and forcefully ejected us,” the law firm said.
The eviction stems from a long-running property dispute between the landlord, Downtown Investments Ltd, and the law firm.
Last month, Justice Patricia Mutesi ruled in favour of Downtown Investments and ordered Muwema & Co Advocates to vacate the premises.

The law firm has already filed an appeal challenging Mutesi’s decision.
Muwema & Co Advocates claims the eviction was irregular and intended to frustrate that appeal.
“This was an illegal eviction disguised as a re-entry, a remedy which was no longer available to Downtown after it submitted the dispute with us to the courts of law,” the firm said.
The lawyers further argued that the eviction did not follow the legal procedures required under Uganda’s eviction guidelines. They cited three alleged procedural violations.
First, they said no execution process of the court decree had been initiated. Second, they said the mandatory eviction notice was not issued.
“The 90-day notice of eviction required under the Constitution (Land Evictions) (Practice Directions), 2021 was not issued,” the statement said.
Third, the firm said no court warrant had been issued authorising police to enforce the eviction and accused security of supporting the operation.
“We condemn these wanton criminal acts committed by Downtown Investments Ltd with the support of the police and will do everything necessary to obtain the appropriate legal redress,” the statement said.
Following the incident, the law firm said it had temporarily shifted its operations online.
“In the meantime, we are working remotely and are reachable on all our existing communication tools,” the firm said.
It added that clients and partners would soon be informed of the firm’s new physical office address.
